What a bed space actually costs in Dubai in 2026

Rent for a bed space in Dubai depends on three things: the area, how many people share the room, and whether bills are included. Everything else is detail.

Typical monthly ranges

In Deira and Bur Dubai, a bed in a four to six sharing room runs from AED 700 to AED 1,100. In JLT and Business Bay, the same arrangement in a newer tower costs AED 1,200 to AED 1,600. Marina is higher again.

What 'bills included' should cover

Ask specifically about DEWA, chiller and internet. Chiller is the one that catches people out — an uncovered chiller bill in summer can add several hundred dirhams a month.

Extra costs to budget for

Expect a refundable deposit of one month, and in some buildings a small key or access card fee. Nobody should be asking you for a commission on a bed space.
